CBX TOWER BUILT BY TISHMAN SPEYER IN PARIS LA DEFENSE: REAL ESTATE SYMBOL OF THE AMERICAN PRESENCE IN EUROPE

Across Europe, Tishman Speyer has completed over 125,000 sqm of leasing during 2006, including among the largest leases in Frankfurt, Milan, Amsterdam, Hamburg and Paris. Tishman Speyer was selected by EPAD, the La Défense Development Agency, to develop a landmark tower complying with international standards on this highly visible site. A competition for international architects was

organised by Tishman Speyer and the internationally known firm, Kohn Pedersen Fox, was awarded the project. The result is a dramatic and elegant design that complements the site and will be a landmark in La Défense. Situated in the middle of La Défense, Tour CBX (The CBX Tower) benefits from the outstanding environment of this great business district; economic attractiveness, nearby transport and services infrastructures, leisure and shopping areas integrated into the urban context. Tour CBX was completed in September 2005 and is considered the region’s most exciting prime office building, receiving the prestigious Pierre d’Or development of the year award. The quality of the development was a key factor in Dexia Crédit Local, the French-Belgian banking group, deciding to buy the building in December 2005. Tour CBX will serve as their regional headquarters.

SMART BUILDING FOR MERCKS SERONO HEADQUARTER IN GENEVA, BUILT BY STEINER TSC

This is one of the region's most important building sites, along with those for Rolex and the famous Pictet private bank has been completed. It represents an investment of approximately CHF 330 million for 58,000 square metres of surface area.

The new complex includes Serono's global headquarters (in two separate buildings), a research laboratory, a structure for clinical testing, an auditorium, a fitness centre and a child care centre. Part of the construction work involves renovating the existing buildings on the old Sécheron industrial site.

There remains room for expansion according to the future needs of the group.

The construction site extends beyond the future headquarter's perimeter and all the way down to the lake, so as to implement the selected temperature control system for heating and cooling.

Work is completed on building a pumping station and installing a conduit from the site to the lake.

The lake water's energy differential will then be used to maintain building temperatures between 20 and 26 degrees, winter and summer.

THE RION ANTIRION BRIDGE,THE LONGER OF THE WORLD BUILT BY VINCY GRANDS TRAVAUX : A CHALLENGE AGAINST SEISMIC ACTIVITY

This unique Art Work is situated in an area of high seismic activity, with the two ends of the bridge founded on different tectonic plates, resulting in a relative movement of almost 2cm per year. The principal supports stand in up to 65m of water, and the main pier foundations (cast in a dry dock on-site before being floated to an adjacent area of deep water for completion) measure 90m in diameter.

The pier bases too were constructed on-site, before being floated into position in the Gulf, and lowered onto the seabed using water as ballast. The four main pylons, to which the deck sections attached, were built in concrete, using climbing shutters, and reach 164m above sea level. Almost 20,000 tonnes of English structural steel was shipped over for assembly into 12.5 metre-long sections for the main bridge deck.

The three central spans measure 560m each and the two side spans, 286m. After casting of the concrete decks onto the steel deck sections, each completed 300 tonne unit was lifted into position between the pylons by a 1,200 tonne capacity floating crane. Each deck section is supported by two cable stays, anchored at the top in the steel and concrete pylon head. The 1km long Rion viaduct is also constructed of composite steel and concrete, while the shorter Antirion viaduct is concrete/deck slab on pre-stressed concrete beams. The whole project has been completed almost five months inside the five year programme and within budget.

LE TEMPS Myret Zaki February 4, 2004 How does the high technology influence the real estate investment? It is one of the tackled issues in the forum Immotech. This first forum on the last technologies in property construction is held in Palexpo on February 4 and 5. " We buy buildings mainly on criteria of return and renting income ", explains Derek Gear, director of the projects to the German investment trust Commerz Grundbesitz Investmentgesellschaft.

Having said that, he adds, it is clear that a superior technical equipment will influence the level of the rents, what will determine the price of acquisition of the building. " The technology is thus a key criterion in the value of the object. To take into account at the same moment these two criteria that are the return namely the renting income brought back(reported) in the value of assets(active persons)) and the technology, Philippe Tannenbaum, financial analyst at Credit Lyonnais Securities, proposes to the investors a crossed model, based on " ratings ": " the highest note will go to the buildings which would be superior at the same moment in technological quality and profitable ", explains the analyst .

BATIACTU: February 2004 With oppotunity of the Immotech fair which was held in Geneva from 3 till 5 February, the first " Léonard Awards " was awarded to particularly remarkable works.

Millau's viaduct, Shangai's opera, Principality of Monaco and Eiffel Tower inaugurate this prestigious trophy.

Difficult to imagine a more prestigious prize list. On the occasion of the dinner of official reception of the forum Immotech on 2004 which was held on February 4 in the hotel Beau Rivage of Geneva, Nicole Paquin Desbiolles, the organizer of the event, handed the first ones " Léonard Awards ".

This exceptional prize distinguishes works of international reach for their highly technological character is awarded by a jury consisted of 7 persons connected to the construction industry.

The definition of this trophy implied that the rewarded works or at the height. It was clearly the case with the prize list which would deserve to represent in Guiness Book the records. Were so rewarded the construction site of the extension of the Port of Monaco for its patented technology of the wall of fixed water; Millau's viaduct, the highest bridge of the world in process of completion by the teams of Eiffage; and Shangai's opera, realized by the architect Jean Marie Charpentier (in photo).

To mark with a white stone these first ones " Léonard Awards " the jury chose to reward exceptionally what is certainly the most remarkable contemporary work of all the times: the Eiffel Tower. A " Léonard Awards " was thus awarded posthumously to his creator Gustave Eiffel. The trophy - a stylized tower realized in Ductal - was handed to Sylvain Yeatman Eiffel, President of the association of the descendants of Gustave Eiffel.
